Caprock Partners Sells Recently Completed Las Vegas Industrial Complex
Leading industrial real estate firm carries robust activity and momentum into 2022 with significant Las Vegas sale transaction and approximately 10 million square feet of new development under construction
CapRock Partners, a leading industrial investor, developer and asset manager in the Western U.S. and Texas, today announced the disposition of CapRock Interchange Industrial Center, a 684,000-square-foot Class A industrial complex in North Las Vegas the firm developed in 2020 and 2021. CapRock Interchange Industrial Center is CapRock’s first development outside of California and the sale comes as the firm strategically expands and invests in key logistics markets throughout the Western U.S. and Texas. Leading into 2022, CapRock’s portfolio and proven track record includes nearly 30 million square feet of industrial real estate assets acquired, entitled, developed or under construction.

Located within the North Las Vegas Speedway submarket, CapRock Interchange Industrial Center is positioned directly north of the I-15 and I-215 freeway interchange, offering significant freeway visibility and accessibility. The development includes two state-of-the-art industrial warehouses. Building 1 is approximately 174,000 square feet and features 32-foot clear height, 39 dock high doors, 2 grade-level doors and 105 parking spaces. Building 2 is a 510,000-square-foot cross-dock building that features 36-foot clear height, 89 dock-high doors, 4 grade-level doors, 115 trailer parking stalls and 249 parking spaces.
At the time of sale, CapRock Interchange Industrial Center was 100% leased to BarkBox, Boxabl and Evanesce Packaging Solutions. Newmark represented CapRock in the sale transaction, led by Andrew Briner and Brett Hardy. Rob Lujan, Xavier Wasiak and Jason Simon of JLL represented CapRock as the local market experts. Terms of the sale transaction are not disclosed.
Including CapRock Interchange Industrial Center, CapRock has acquired, developed or is under construction on approximately 3.0 million square feet in the Las Vegas area since 2017.
The asset’s sale follows a stream of new transactions and achievements for CapRock in the second half of 2021. The activity includes the disposition of four industrial assets totaling nearly 1 million square feet and three new acquisitions for either value-add repositioning or ground-up development.

CapRock East 202 Logistics (Mesa, Ariz.): CapRock secured an approximately 100-acre site within Mesa’s Southeast Valley submarket for the development of approximately 1.4 million square feet of industrial warehouse space across multiple buildings.
6950 W. Buckeye (Phoenix): A new development that CapRock acquired as a forward sale upon building completion. The 117,520-square-foot Class A distribution or manufacturing facility property features 32-foot clear height.
8501 W. Van Buren (Tolleson, Ariz.): A forward sale that CapRock acquired as part of its value-add strategy. The 83,000-square-foot, Class A distribution facility features 30-foot clear height and is close to Downtown Phoenix.
1855 Dornoch Court (San Diego, Calif.): A 210,00-square-foot industrial warehouse complex in the Otay Mesa submarket that CapRock repositioned and leased to tenants Mendtronix, ACE and Rivulis.
Saddle Ranch Business Park (Norco, Calif.): A recently completed 422,000-square-foot, four-building, Class A industrial warehouse complex in the Inland Empire developed by CapRock and fully leased to Goli Nutrition.
CapRock Papago Distribution Center (Phoenix): A 226,000-square-foot industrial warehouse that CapRock acquired fully leased in 2019 before repositioning and securing new tenant OmniMax International.
2009-2011 Raymer Avenue (Fullerton, Calif.): A repositioned 124,000-square-foot single-tenant industrial warehouse in north Orange County newly leased to Brentwood Homes.
2021 also included the closing of CapRock’s oversubscribed CapRock Logistics Venture I. The investment vehicle is near fully allocated and will fund CapRock’s nearly $2 billion pipeline of Class A industrial real estate projects totaling approximately 12 million square feet throughout California and Arizona, many of which are currently under construction.
CapRock Partners will be under construction on approximately 10 million square feet of industrial space in the next twelve months. The firm is actively pursuing new investment opportunities in Texas for ground-up development and value-add repositioning. The firm is looking to build a local team Dallas-Fort Worth Metroplex to execute on its development and investment strategies.

Des Plaines, Illinois – Loren Swakow, Managing Director of NOBLELIFT North America, has announced his retirement effective January 31st, 2025, leaving behind a legacy of unprecedented growth, innovation, and strong relationships built over nearly a decade at the helm of the company.
Swakow joined NOBLELIFT in October 2016, tasked with the challenge of bringing an unknown brand into the highly competitive American market. At the time, NOBLELIFT had no dealer network and minimal brand recognition. Over the course of eight years, Swakow's strategic leadership and expertise have led to remarkable success, driving average annual growth of 43%. Today, NOBLELIFT is supported by a professional dealer network spanning the entire country, with sales growth consistently outpacing the industry, a true testament to Swakow’s vision and determination.
Swakow’s leadership also played a key role in expanding NOBLELIFT's footprint into Canada by helping to establish NOBLELIFT Canada. His unwavering belief in the brand and dedication to fostering partnerships were critical to this growth.

Swakow also played a key role in the wider industry, serving as a founding member and Presidentof the Chicago Industrial Truck Dealers Association and as President of MHEDA (Material Handling Equipment Distributors Association) in 2004. His strong belief in the power of networking was critical to the formation of NOBLELIFT North America.

Grocery shoppers in Australia will soon be able to zip in and out of the store in record time, bypassing the lines for cashiers or self-checkout kiosks altogether. They can just walk in, make their selections, and walk out with their bags in hand.
The secret to this express shopping experience is the “Caper Cart,” an AI (artificial intelligence)-powered smart trolley from San Francisco-based Instacart. In its first deployment in the Asia Pacific (APAC) region, the system is being tested by Coles Supermarkets, a food and beverage retailer with more than 1,800 grocery and liquor stores throughout the country.
To get started, customers simply grab a grocery cart-sized smart trolley at the store’s entrance and begin shopping, depositing the items directly into shopping bags as they go. The Caper Carts use onboard AI, cameras, and a built-in scale to automatically recognize items as they’re added to the trolley. Customers can watch their running total display on a screen—just as if they were shopping online—then swipe their credit card on the trolley’s payment terminal to complete the purchase.
“As the first retailer in Australia to introduce AI-powered trolleys, we’re excited to offer our customers a convenient and engaging way to shop in-store, helping them save time, manage their budget, and check out faster—or at their own pace,” Coles’ chief digital officer, Ben Hassing, said in a release. “The Coles smart trolley illustrates our omnichannel approach, leveraging digital capabilities to enrich the in-store experience.”
If you’re looking to make the packaging process more eco-friendly, the obvious place to start is with the box itself. And that’s exactly what Salt Lake City-based Packsize did when it made its initial foray into sustainable packaging back in 2002. That year, the company launched its first product, an innovative on-demand packaging system designed to reduce cardboard waste (and the need for filler material) by creating a right-sized box for each shipment.
Now the company is ready for the next step: greening up the glue.
According to Packsize, 300 billion boxes around the globe are sealed using 500,000 tons of hot-melt adhesive every year, contributing significantly to global emissions generated by the paper-based packaging industry. In a bid to cut those emissions, Packsize recently teamed up with Henkel Adhesive Technologies, a unit of the German chemical and consumer goods company Henkel, to launch Eco-Pax, a bio-based hot-melt adhesive designed to lower carbon footprints without sacrificing performance.
Eco-Pax is made from bio-based raw materials, forgoing traditional fossil-based ingredients. The adhesive will soon be used on more than 340 million boxes produced annually using Packsize’s right-sized packaging machines. That single change is expected to reduce Science Based Targets Initiative (SBTi)-relevant greenhouse gas (GHG) emissions up to 32%, which is equivalent to the burning of 1.75 million pounds of coal, the partners said.
